Some homes ask for a full bathroom remodel that looks brand new. Others ask for something more considered, a renovation that respects the home’s history while making it work for modern life. This project was firmly the second kind, and it’s become one of our favourite bathroom renovations in Annandale as a result. Built in 1892, our clients’ Federation home had two guest bathrooms, upstairs and downstairs, that were tired, cramped, and completely out of step with the beautifully renovated rooms around them. Over four weeks, we stripped both bathrooms back to the studs, solved a few structural surprises along the way, and delivered two spaces that feel like they’ve always belonged in this home.
Our clients had already renovated much of their Federation home, and these two guest bathrooms were the last rooms left behind. The upstairs bathroom was the bigger issue. A separate toilet enclosure had been squeezed into the layout at some point, leaving the whole space feeling tight, awkward, and more like a retrofit than a considered design.
What they wanted wasn’t just a bathroom renovation service that would tear everything out and start fresh with something generic. They wanted a team who understood the character of a 130-year-old home, and who could create more breathing room in the layout without losing the period charm that made the rest of the house special. That balance, between opening up the space and staying true to the home’s era, shaped every decision we made from here on.
Starting With a Full Bathroom Demolition
Every renovation like this starts the same way for us: a complete bathroom demolition. Stripping both bathrooms back to bare bones gave us the chance to properly inspect the existing structure and flag any issues before committing to a final plan, rather than discovering problems halfway through the build.
Roughing In the New Layout
With demolition finished, our plumber and electrician roughed in all the fixtures for the new layout, removing the old partition walls and floor substrate so we had the freedom to reshape the drainage and floor plan as needed. This is where the upstairs bathroom finally got the breathing room it had been missing for years.
Getting the Bathroom Waterproofing Right
Once the new floor and wall structures were in, we moved on to what might be the single most important stage of any renovation: bathroom waterproofing. We applied two coats of polyurethane membrane, then added a further two coats over the tilers’ cement screed for extra peace of mind. It’s a step that never gets shortcuts on our jobs, and one we’d encourage any homeowner to ask about when comparing bathroom renovation cost in Annandale, since it’s the difference between a bathroom that lasts and one that doesn’t.
Bathroom Tiling True to the Era
Because we wanted these bathrooms to genuinely reflect the home’s 1892 origins, we selected smaller-format tiles, deep green on the walls with timeless borders upstairs, and black and white checkerboard tiles on the floor. Smaller tiles leave far less room for error, so the set-out had to be exact before a single tile went down. Brushed gold tapware and accessories rounded out the look, giving each bathroom a genuine sense of occasion.
An Old Blockage Hiding in the Pipework
During the rough-in stage, our plumber always checks the existing drainage before connecting anything new, and this project was a good example of why. We found the old toilet waste pipe was blocked, caused by pipework that had been laid falling in the wrong direction. The blockage sat well down the line, but once pinpointed, we replaced the affected pipework as part of our broader bathroom drainage solutions for the project, clearing the way for a layout that would actually perform the way it should.
Structural Surprises Beneath the Floor
We also discovered several floor joists had deteriorated, most likely from long-term water damage. Rather than work around the problem, we replaced the affected joists before laying any new flooring. For a home this age, addressing structural issues properly, rather than tiling over them, is non-negotiable if the renovation is going to last.
Working Around a Busy Household
With our clients juggling work schedules of their own, coordinating site access wasn’t always straightforward. It meant staying flexible with our own scheduling to keep the project moving, without ever asking more of the household than was reasonable.
A True Bathroom Restoration, Not Just a Renovation
This project was as much a bathroom restoration as it was a renovation. From the tile selections to the tapware, every choice was made with the home’s Federation character in mind, so the finished bathrooms feel like a natural extension of the house rather than a modern addition bolted onto an old home.
Custom Bathroom Solutions for a Tight Footprint
The upstairs bathroom needed a genuinely custom bathroom layout to solve the cramped, retrofitted feel of the old design. By removing the old partition walls and reworking the drainage, we were able to open the space up considerably without extending the bathroom’s footprint.
Built on Solid, Long-Lasting Foundations
Between the structural joist repairs, the rebuilt drainage, and the four coats of waterproofing across both bathrooms, this renovation was built to handle another century of family life, not just to look good on handover day.
A Bathroom Renovation Before and After Worth Showing Off
The transformation in both bathrooms speaks for itself, and it’s exactly the standard we aim for on every bathroom renovation in Annandale we take on. What were once the most dated, awkward rooms in the house are now two of its most memorable.
Problems Solved Without Losing Time
Between the hidden pipe blockage and the water-damaged joists, this project threw up more than its fair share of surprises. We addressed every one of them properly, without letting the schedule slip, so our clients weren’t left living around an unfinished bathroom any longer than necessary.
A Result Our Clients, and Our Tilers, Are Proud Of
Our clients were delighted to see two of the most overlooked rooms in their home finally brought up to the same standard as the rest of it. It’s the kind of result our whole team takes pride in, right down to the tilers, who put in the patience this level of detail demanded.
